Tank vs. Tankless Water Heaters for Idaho Homes
How the two compare for Treasure Valley homes, including hard water and cold winters.
PLUMBING IN ADA COUNTY, IDAHO
Boise, Meridian, Eagle, Star, Kuna and Garden City. One call to a local plumber.
Ada County is the most populous county in Idaho, home to Boise and its fast-growing neighbors. The Boise River runs through the heart of it, from the foothills past Garden City and Eagle toward Star. Housing ranges from historic North End homes in Boise to large custom homes in Eagle and brand-new subdivisions across Meridian, Kuna and Star.
Each part of the county has its own plumbing patterns: older pipe and sewer lines in established Boise neighborhoods, high water tables near the river, wells and septic on rural lots around Kuna and Star, and tankless water heaters and PEX in newer construction.
In winter, frozen pipes and water heater failures top the list. Older Boise homes see sewer line and galvanized pipe trouble year-round, while the newer suburbs see more fixture, water heater and supply-line issues as homes age past their first decade. Hard water affects everything.
Few counties in the West cover as wide a range of housing as Ada County. Boise's North End and older Bench neighborhoods have homes approaching a century old, where cast-iron drains, clay sewer laterals and galvanized pipe are common and repiping is often the long-term answer. Homes from the 1970s through the mid-1990s may have polybutylene. Meridian, Kuna, Star and the newer parts of Eagle are dominated by homes built in the last few decades, with modern pipe but aging water heaters and fixtures. Near the Boise River, high seasonal groundwater adds sump pumps and damp crawl spaces to the list. On the open southern edge of the county around Kuna, wind and cold make exposed pipes on acreage properties especially vulnerable in winter.

The same symptom can mean very different things in a North End bungalow and a five-year-old Meridian home. Ada County covers everything from 100-year-old homes to houses built last year. A local plumber knows what era of pipe to expect in a given neighborhood, how the river affects groundwater, and what hard water does to tankless units and fixtures.
